WHAT YOU SHOULD KNOW ABOUT NEW HOMES
•  INCENTIVES
The Las Vegas area has a lot of new home construction going on.  Sales have slowed
compared to what they were at the height of our land boom.  Therefore, many new subdivisions
are offering some terrific incentives.  Most have lowered prices staying in tune with the market
fluctuation.  On top of this some are offering low loan interest rates to qualified buyers, some
offer swimming pools, free upgrade packages, big price drops on inventory homes and some
offer to pay a large portion of your closing costs.  Incentives change frequently so be sure to
ask about them.
•  EACH NEW HOUSING PHASE GENERALLY INCREASES THE PRICE
You may benefit from getting into the first phase of a tract as by the
time the community completes building, the later homes will improve
your equity.  There may not be a model to view for the first phase, just
floor plans, but often there are models in other areas one can view.If
you are ready to buy and you find a home you like, don't wait too long.

•  MAKE PLANS FOR WAIT TIME
Your new home may take several months to a year to finish building.  If you sold a home with plans
to live in the new one, have an alternative living space set up until the new home is completed.
NEW HOME BUILDERS PAY OUR COMMISSIONS.    Most new
tracts have a built in 3% commission included in the price of the
home for those buyers who use an agent. Buyers who fail to use
an agent still pay that cost in the price of the home when they buy
it.  Once you walk into a new home tract without an agent on the
"first visit", you waive your rights to use a real estate agent. This
applies to websites also.  If you email the new home builder and
do not tell them you were referred by an agent, you lose your
rights to an agent.  THEIR agent represents THEIR builder.  So, if
you just wish to spend a day viewing new homes, be sure to call
us to take you, especially on the
first visit.
